Our Process

Six phases. You always know which one you're in.

Every phase below has a defined start, a defined end, and a written update in between. This is the part clients tell their friends about.

  1. Estimate & Contract

    We walk the space, ask the questions that change the number, and write a line-item scope. You get a fixed contract with allowances stated in dollars, an exclusions list, and a payment schedule tied to milestones — not to calendar dates.

    What surprises people: the estimate visit takes longer than they expect. That's the point — an hour of questions now prevents a change order later.

  2. Pre-Construction

    Permits, selections, long-lead ordering, and trade scheduling happen before anyone swings a hammer. You approve finishes and see the working schedule with the phases mapped out and inspection dates flagged.

    What surprises people: cabinets and windows drive the schedule more than labor. We order early so the build isn't waiting on a truck.

  3. Demolition

    Protection goes down first: floors, HVAC returns, and adjacent spaces. We demo to the extent the scope requires, then re-walk the opened structure with you before rough-in starts.

    What surprises people: demo is when hidden conditions surface. You'll get photos, options, and pricing the same day — not a stopped job.

  4. Rough-In

    Framing, mechanical, plumbing, electrical, and fire systems go in and get inspected. This is the least photogenic and most important phase, so we document it heavily for your records and your future service calls.

    What surprises people: the site can look unchanged for two weeks while the expensive work happens inside the walls.

  5. Finishes

    Drywall, paint, flooring, cabinetry, countertops, trim, tile, and fixtures — sequenced so trades aren't working over each other. Selections are already locked, so this phase moves fast and visibly.

    What surprises people: this is where late selection changes cost the most. Deciding in pre-construction protects your budget here.

  6. Punch List & Handoff

    We walk with you, write the list, and close it on a stated deadline. You leave with warranty documentation, paint and material specs, subcontractor records, and final inspection sign-offs.

    What surprises people: we ask you to be picky. Finding it on the walkthrough is far easier than finding it in month three.
