Who pays for tenant improvements — landlord or tenant?

It depends on the lease. Most Arizona leases include a tenant improvement allowance the landlord funds up to a stated dollar amount per square foot, with the tenant paying overages. Some landlords build to a defined shell standard and hand off the rest. Yes — most of our multifamily work is on occupied properties. We phase by building or stack, keep water and power interruptions inside posted windows, protect corridors and elevators, and clean daily. Residents get notices before every disruptive phase, which is usually the single biggest driver of complaint volume during a renovation.

Can we stay in the building during an office remodel?

Usually yes. We build temporary partitions, maintain code-compliant egress, and schedule demolition and loud rough-in work for evenings when your team's productivity is worth more than the labor premium. When is a business required to make ADA upgrades?

Existing buildings must remove barriers where it is readily achievable, and any alteration must bring the altered area — plus the path of travel to it — into compliance. In practice, most Arizona owners trigger upgrades during a remodel, a change of occupancy, or after receiving a complaint. Normalize them first: list every scope item, then mark which bid includes it, excludes it, or hides it in an allowance. Differences almost always come from excluded scope, optimistic allowances, or missing permit and fee costs — not from labor rate. A single-tenant retail facade typically runs 3 to 6 weeks; a multi-building center is phased over several months. Weather, panel lead times and sign permitting drive the schedule more than install labor. We phase by elevation so entrances, drive lanes and parking stay usable and your tenants keep operating.

Do you work directly with insurance adjusters?

Accepted Answer

Yes. We scope to the carrier's estimate line items, submit supplements with photo justification when the field conditions differ, and provide reconciled invoicing at closeout. We don't negotiate the claim on your behalf — that's your public adjuster or attorney's role — but we give them documentation that holds up.
